Donations are accepted through NNI's website at  Click the "Donate" button and it will route you to Paypal.  NNI also accepts checks and credit cards at our office or by mail. 
NNI has several opportunities for volunteering:  
  1. Serve on a committee: NNI has several committees comprised of neighborhood volunteers, and residents are always welcome to come and check these out!  For example, the Neighborhood Roundtable committee consists of neighborhood volunteers who come together and discuss problems and connect with resources.   
  2. Service Groups:  We provide projects for service groups, such as lawn cleanup for a senior, neighborhood clean ups, and painting.  
  3. Receptionist:  Greet visitors as they come in, answer phone calls.

Background Statement
Across the country, many older suburbs, sometimes called first-tier suburbs, are struggling. These suburbs grew after WWII, when VA loans helped families purchase new homes. The southern Clay County area of Kansas City meets this criteria. Young couples settled here to raise their families after WWII. Retail shopping grew in the area, with Antioch Center opening in 1956. However, by the time NNI was started in 1996, this southern portion of the northland had experienced significant decline. Antioch Center had only a few stores left and payday loan enterprises had taken over many storefronts in the area, as more affluent families were moving further north into bigger homes, taking their shopping dollars with them. The smaller homes in this area became more affordable to lower-income families and investors. A challenge of first-tier suburbs is that while they are not in severe decline, there are significant challenges, and continued investment is needed so that significant challenges don’t become severe challenges.
NNI has many programs designed to keep aging neighborhoods sustainable in the northland. A sustainable neighborhood is one where most homes are in good repair. Owner-occupied home repairs for low- to moderate-income homeowners has been a cornerstone of NNI’s work. Home repair is often the first item to be removed from the budget when a household is facing financial stress. Home repair programs help keep homeowners safely in their homes, and also benefits the entire neighborhood by keeping homes in good repair.
NNI At Work is a program that educates residents on code ordinances and gives residents opportunities to correct code violations before the violation is referred to KCMO Codes Officers. Over 70% of reported code violations received by NNI At Work are remediated through education.
NNI connects residents and neighborhood leaders with government agencies, elected officials, police officers, and area developers, giving an important voice to northland residents as to what happens in their community. NNI provides Crime Watch and Strategic Planning training for neighborhoods, as well as assistance to homeowner and neighborhood organizations on keeping their charters up to date. NNI also hosts a monthly Senior Workshop, providing educational and fun opportunities for our seniors. NNI regularly refers northland residents to available services, whether it is a Community Interaction Officer, a food pantry, or where a senior can find ride services.
Impact Statement
Highlights from the 2018 - 2019 Year:
  • $740,000 invested in repairing homes for low- to moderate-income homeowners in the Northland.
  • 218 home repairs completed, including new roofs, air conditioners and furnaces, plumbing repairs, and safety repairs such as the installation of handrails, grab bars, and tripping hazard remediation.
  • 63,000 newsletter pages were printed for neighborhoods carrying news to their neighbors about criminal activity or the neighborhood garage sale.
  • 185 older adults attended NNI workshops where they discovered new avenues to get assistance, ways to get involved with their community, or participated in NNI's movie days, complete with hot dogs and popcorn.
  • 2,400 citizens attended civic engagement meetings at NNI, where residents can gain information about the latest ballot initiatives, seek assistance at meetings like Meet Your Councilperson and 1st District Problem Solving, or work to increase the safety of their neighborhood by attending Crime Watch training.
  • 512 neighborhood residents attended 49 neighborhood meetings at NNI offices.
  • Facilitation for four Northland area plan implementation committees. Our goal is to bring together community stakeholders to improve our communities. The Focus Vivion Road and Focus North Oak Committees continue to work to improve these major northland corridors.
  • NNI At Work focuses on neighborhood education and codes enforcement. 2,258 code violations were referred to NNI, and over 70% of those cases were abated through education.

NNI is the only community development corporation serving Clay and Platte Counties. The demand for our services continues to exceed the funding available.

Low income citizens in need of critical home repairs are placed on a  waiting list until funding becomes available. NNI has worked very hard to rectify this situation by successfully applying for additional grants and obtaining funding from area businesses. We have also increased home repair production through improved processes and efficiency measures.

Requests for organizational assistance from our neighborhoods and homeowner associations continues to grow.  Crime Watch Training and Strategic Planning for Neighborhoods are programs continue to be popular programs.  

NNI’s Board of Directors and professional staff are up to the challenges and will continue to seek resources and serve our community.  
Better housing, better communities, and better lives. Preserving homes in the northland is an important aspect of NNI's strategy of neighborhood revitalization. Housing in the Northland faces the following challenges:
  1. Much of the Northland's older single-family homes were built between 50 and 65 years ago and age, as well as deferred maintenance, is taking a toll.
  2. A disproportionate number of older adults on fixed income.
  3. A notable rise in first-generation American families.
  4. Older, smaller homes attractive to low- to moderate-income (LMI) families.

Households who apply to NNI for home repair assistance just do not have the disposable income required to pay for much needed repairs to their homes. NNI applicants are LMI for a number of reasons: fixed retirement income, limited income due to a disability, a stint of unemployment, a divorce, the death of a spouse, or the inability to find or qualify for a higher-wage job.

Short-Term Success

Short-term success comes through the homeowners' relief of having much needed repairs completed.  When clients call or come into the office and ask about the possibility of getting repairs to their homes, the relief on their faces and in their voices is evident when they learn that NNI can help them.  By removing some of the family's financial stress through providing home repairs, families are better able to meet their day to day living expenses.  Living in a home that is safe, secure, and well maintained provides much needed stability for stressed families and seniors.

Long-Term Success

When a family is struggling financially, an unexpected expense, such as home repair, can be devastating and make it impossible to get caught up financially.  Getting help with home repair is extremely beneficial to LMI families.  It can mean the difference between living with a furnace in winter or without.  It could also mean the difference between having enough money to pay the mortgage, utilities, and buy food, or not.  Long term success means that a family is able to stay in their home that they've worked hard for, and that their home is safe, secure, and better maintained.  NNI surveys our home repair clients, and a recent review showed that 94% of respondents said that their home repair improved the quality of their life, and 88% reported improved health.  Program success also means that neighborhoods are healthier.  Healthy neighborhoods experience less crime and blight, which benefits the entire community.  

Program Success Monitored By

Program success is measured in three ways: the number of homeowners we help, client satisfaction surveys, and spending grant dollars received wisely.

(1) Each year NNI sets goals for home repairs completed considering the funding expected, and results are monitored monthly.

(2) Client surveys ask questions about how the home repair process worked, if they would recommend the program to a neighbor, etc. The surveys also inquire about quality of life issues, such as if the repair improved their quality of life, improved their health, etc. There is also a section for general comments. Surveys are reviewed at regular intervals, and NNI has made improvements in paperwork and in communications based on client comments.

(3) NNI also strives to spend the grant dollars we receive wisely. NNI provides regular progress reporting to most of our grantors. We have two grantors who audit us during the grant year, and results consistently show that we comply with grant requirements.
Examples of Program Success
For the 2018-19 year, 218 home repairs were completed. Here is a recent success story:
Lea purchased a fixer-upper home in the northland, planning on doing the necessary repairs herself. After being in her house less than a year, Lea adopted her grandson, and Lea is caring for her aging mother in her home. Lea works two jobs, and with caring for her grandson and mother, there was no time to complete the repairs herself, and she did not have the financial resources to pay to have them completed. Lea applied to NNI for help with home repairs. NNI was able to paint the exterior or her home, replace old drafty windows, and replace exterior doors that were not safe. Lea was immensely grateful for the repairs, and the repairs removed a big financial and stress burden from her life, so she can focus on caring for her grandson and mother.

NNI offers community organization and civic engagement programs, including Meet Your Councilperson, Neighborhood Preservation, and First District Problem Solvers, which link residents to KCMO City Council and staff members, KCPD, and other community and business leaders through regular meetings. NNI offers Crime Watch and Neighborhood Strategic Planning training, both of which are hands on training and development programs that allow participants to develop leadership and advocacy skills in order to better themselves and their neighborhoods. Outcomes for our community organizing and civic engagement programs are stronger neighborhoods, improved property maintenance, higher neighborhood resident involvement, and increased leadership skills for our participants, so that they may be more effective volunteers in their neighborhoods and communities. The participants of our Crime Watch training take valuable information back to their neighborhoods to make their community more safe.  NNI also works directly with 92 neighborhood organizations.

Short-Term Success

NNI helps homeowner associations file necessary paperwork and provides problem solving skills that helps neighborhood volunteers with small hurdles, giving them momentum to continue the work they do.  The Crime Watch training that NNI provides helps people feel connected to their communities and their neighbors, and they feel more safe in their neighborhoods.  

Citizens can come to an NNI meeting and discuss a problem involving homes in their neighborhoods with code violations or other issues, providing essential problem solving that can lead to better solutions for the neighborhood.  Additionally, NNI works one on one with neighborhoods and neighborhood leaders on specific issues. 
Overall, NNI's civic programming is a place for northlanders to get advice, find solutions, and learn essential problem-solving skills that they can take back to their neighborhoods to make immediate impact.      
Long-Term Success

Well organized neighborhoods have an edge in advocacy regarding community issues, strategic planning and general problem-solving. Long-term success is organizational structure, leadership succession, and ongoing neighborhood leadership training.  NNI provides training and other assistance to homeowner associations and neighborhoods wanting to organize, which helps to keep homeowner associations viable by providing meeting space and ongoing support.  NNI helps neighborhoods remain organized and viable, sustaining healthy communities.

Residents and citizens who actively engage with their political leaders, police, and business leaders are essential to strong communities.  NNI provides a pathway for this involvement through regular meetings such as Meet Your Councilperson, Neighborhood Roundtable, Northland Community Action Team, and 1st District Problem Solvers.  
Program Success Monitored By

NNI monitors association activity through annual Member Certification. Each of NNI's member associations are contacted annually to verify contact information, the association’s good standing with the Secretary of State, and whether the group holds regular meetings. The NNI Board ratifies Member Certification on a monthly basis as new and renewal members are certified. Second, NNI monitors activity and viability in actually working with associations on board development, community policing and other issues as they arise.  NNI provides additional assistance to neighborhoods through newsletter printing and providing meeting space.

Success is also measured by the level of citizen involvement in NNI programs like Meet Your Councilperson.  NNI's member neighborhoods are more involved as they receive regular notices from NNI about planning activities in the Northland. 
Examples of Program Success

NNI worked with a Gladstone neighborhood in creating a community garden within their neighborhood.  The neighborhood contained an area of land where a swimming pool had been removed, but the land was left unsuitable for other uses.  NNI was working with this neighborhood on strategic planning, and the neighborhood came up with the concept of putting in a community garden on the site.  NNI helped turn this concept into a reality by getting donated services to properly grade the land, and getting local businesses involved by donating supplies, such as seeds, to get the garden started.  NNI worked with city officials to get water connected to the site, and neighborhood volunteers constructed the raised garden beds.  By summer 2017, the garden was complete.     

NNI’s Senior Workshop offers monthly health, education and recreation workshops dedicated to senior issues.  Seniors learn about disaster training, skills for dealing with depression, as well as fun things to do around town.  We include movie days, complete with hot dogs and popcorn for a real movie experience for those who have difficulty getting to theaters.  
Through funding from Clay County Senior Services, Platte County Senior Citizens Service Fund and United Way, NNI offers handyman repair services to older adults. Repairs include items such as installing grab bars, repairing tripping hazards, plumbing repairs, gutter cleaning and repair, and emergency repairs such as repair/replacement of an air conditioner, furnace, or sewer line.

Older adults also make up the largest contingent of volunteers at NNI, serving on many of our committees.

Short-Term Success

Short-term success is measured by the laughs and jokes shared at the workshops.  Socializing is critical for quality of life as it helps fend off feelings of isolation.  The workshops provide an opportunity to check on each other as well as learn about disaster preparedness or classes at the local library.  Additionally, NNI gives older adults several avenues to help improve themselves and their communities with volunteer opportunities.  Short-term success is also measured by the trips and falls avoided by home repairs.  Financial and emotional stress is removed through the home repair program, as older adults living on fixed incomes don't have to worry about whether they can afford that grab bar installation or plumbing repair. Active older adults are healthy older adults! 

Long-Term Success

 Long-term success is defined by collective improvement in the quality of life of Northland older adults through:  

  1. Enhanced social opportunities afforded by a regular, dependable workshops and movie days.
  2. Workshop content providing practical information for the daily lives of older adults.
  3. Aging in Place assistance through the resources provided at workshops and through handyman repairs.  The Handyman Repair program helps keep seniors safely in their homes.
  4. Opportunities to serve on NNI's committees, bringing their experience to help solve problems. 
Program Success Monitored By

Satisfaction surveys are conducted for both the workshops and the home repair program. Terri, our Senior Workshop organizer, talks regularly with participants and gets ideas on what type of things they're interested in.  Home repair survey results indicate that 94% of home repair clients experience an increase in quality of life, and 88% report an increase in health.   

Examples of Program Success Mrs. D lives in Gladstone and has been a widow for 10 years. Mrs. D had fallen and broke her hip and was needing assistance installing grab bars and handrails to prevent further falls. Mrs. Dietrich’s daughter found NNI on an internet search, looking for assistance for her mother. NNI installed handrails and grab bars in several areas of Mrs. D’s home, including the back porch. Mrs. D can now safely navigate her home and get back to enjoying her back patio.
NNI looks for opportunities to acquire distressed single family homes, rehabilitate the home to where it will be maintenance free for at least five years, and sell the home to a low- to moderate-income person/family.  This makes home ownership possible and sustainable for lower-income persons/families.  In the last two years, NNI has acquired and rehabilitated 4 distressed properties.

Short-Term Success Short term success is the acquisition and rehabilitation of a distressed home. The neighbors are happy that someone is finally taking care of the yard and doing something about the eyesore on their street. 
Long-Term Success Long term success means giving an opportunity for homeownership to lower income households who may not have other avenues to purchase a home. NNI rehabilitates homes to be maintenance free for approximately five years, further making these homes affordable. Rehabilitating distressed homes and selling to owner-occupants helps to keep neighborhoods sustainable. Long term success also means turning a distressed property the neighbors are complaining about into an asset to the neighborhood.
Program Success Monitored By Progress monitored by the long-term viability of lower-income homeowners that have purchased NNI homes, and the positive impact these homes can have on an entire block.
Examples of Program Success Within the last 2 years, NNI has rehabilitated 4 homes in southern Clay County. 

The NNI at Work program receives all code violation cases that are reported to Kansas City, Missouri’s 311 Action Center for properties north of the river. Once the report is received by our staff, a courtesy notice is sent to the occupant and/or owner of the property. The courtesy notice provides the reported violation and information on how to correct the issue. The occupant or owner is given 10 days after the date the notice was printed to contact our office or fix the problem. If an occupant or owner is unable to correct the issue, our staff works to put them in touch with resources that may help. After the 10 day period a drive-by inspection is completed to determine if the reported violation has been corrected.

Short-Term Success The NNI at Work program educates residents about City Code violations and ways to correct them. Through this process, reported violations are addressed in a timely manner that minimizes the amount of time that code violations exist. Last fiscal year ending 5/31/2019, the NNI at Work program addressed over 2,300 reported violations; more than 75% of those cases abated through our program.
Long-Term Success Sustainable neighborhoods are those where most homes are in good repair with no code violations. This program allows residents to become more knowledgeable about City Codes, and the impact that they have on their community. Also, because of the success of the program, City Codes Officers have more time and resources to address properties with more severe issues.
Program Success Monitored By

Program success is measured by the abatement rate of reported cases. If a case is abated, it means that the reported code violation has been resolved through our process, and no further action is needed.  Overall last fiscal year, the abatement rate was more than 75%. This means that there are only about 25% of reported cases north of the River are forwarded to City Code Officers for additional enforcement.

Examples of Program Success

A rental property was reported for having a tree had recently fallen on a fence in the back yard. After sending the courtesy notice the owner contacted us to let us know that they were not aware of the issue before receiving our notice. The tree was removed from the property and the fence repaired.

There have also been other instances where property owners contacted us and thanked us for letting them know what the issue was and how to correct it.

CEO Comments

NNI, as with other non-profits, continues to be challenged by a growing demand for services.  Governmental, philanthropic, and corporate resources are scarce; yet, the needs of low-to-moderate income persons  continues to grow. NNI continues to evaluate our inventory of services, reducing programs of marginal relevance, and streamlining our operations.   

NNI has been successful in the past couple years of adding new sources of revenue for home repair programs.  However, we continue to seek increased funding as we still maintain a waiting list of clients needing repairs.

A small permanent staff manages the core operations of NNI. The staff is driven by a strategic plan that reflects the organization as well as individual programs.  NNI continually seeks to increase the capacity of employees through educational opportunities.
